General Booking Information

Additional adults / children over 12 years are $50 each per night. Children 12 or under are an additional $30 each per night. Maximum of two additional people only.
If you are staying as part of a wedding party, visitors from either the bridesmaids or groomsmen, along with photographers and other supporting events people are welcome. This will include use of the garden as a photography backdrop. A surcharge of $80 is applicable for a pre-wedding event to cover all visitors.

Payment Requirements

To secure all booking requests, 50% deposit is required within 24 hours of enquiry.
Late bookings (made within 48 hours prior to arrival) are welcome. Immediate full payment will be required.
Cancellations made within 7 days will forfeit deposit.
Accepted Payments: Card, cash
Payment in full required on arrival.

Accommodation terms and conditions

A deposit of 50% of the total cost of the stay is required within 24 hours of the time of booking. Payment is by Direct Debit to the Operator’s account or by cheque but will require the cheque to be cleared and in the Operators account before the booking is accepted. Payment in full is required at the time of arrival. Credit card or cash payments are only acceptable at this time.
No refund is given if the cancellation occurs 7 days or less from the scheduled arrival date.
Excessive cleaning requirements may attract an additional cleaning fee of $50.00 via the Credit Card details provided.
Any damage to fixtures or fittings, buildings, equipment, locks or lost keys are to be reported to the Operators immediately it occurs. Other than acceptable wear and tear additional fees may apply. Please note an inventory check is carried out before and after occupation by the Guests.
The number of Guests must not exceed the number stated on the Confirmation Booking form. Additional fees per night will apply for additional Guests not advised to the Operators in advance.
Check-in time is from 1.00pm and Check-out time is 11.00am unless a request is made at the time of booking. There are no refunds for early departures.
Smoking is not permitted anywhere on the premises or gardens.
No pets are allowed.
Breakfasts provided. Special dietary requirements must be provided at the time of booking.
Alcohol cannot be purchased from the Operators.
Children must be supervised by an adult Guest at all times whilst within the lap pool fenced area.

This stylish quiet retreat with swimming pool, bed and breakfast is a gem! Located in the Eltham / Warrandyte / Diamond Creek area, north-east of Melbourne and close to the Yarra Valley, this Bed and Breakfast offers a contemporary and tasteful style of accommodation in a quiet retreat like ambience. The suite is bookended to the main house and is on a single level. A private entrance is provided and is accessed by a pathway through the garden.

Friendly, picturesque and peaceful location with views to Mount Macedon Local attractions: wineries, cafes, bakeries, wedding venues, bush and local produce markets, artist studios and beautiful countryside locations 10 minutes to local wineries and nearby bike and walking tracks.

The outlook of the single bedroom with queen sized bed or the spacious lounge room is across the stunning garden and a 12 metre heated lap-pool. Outside of the room is a deck which offers views of often beautiful sunsets and the option of shaded outdoor style eating or alternatively a spot under the pergola in the garden.

Otherwise stay indoors and enjoy the complete privacy of the tranquil surroundings in an open living style with quality furnishings.

The Yarra Valley, famous for its wineries is adjacent to our region which boasts at least 13 wineries all within less than a 20 minute drive through leafy rolling green hills and villages, a signature of this area.

The Linden BnB is located in Research, close to the Eltham / Warrandyte / Diamond Creek area and a short drive to the Yarra Valley.
